EssexEPCsIf you are selling a home in England or Wales , the law now requires that a current Energy Performance Certificate (EPC) is made available to the prospective purchaser as part of the Home Information Pack (HIP). An EPC provides you with current ratings and potential ratings for both efficiency (cost) as well as CO² emissions. These are displayed as coloured bar graphs similar to the ones found on refrigerators these days. 
The current ratings tell you how your home is performing at the present time in both these areas. The potential ratings show you how it would perform if you were to carry out suggested improvements contained in the report. An EPC is carried out by a Domestic Energy Assessor. The DEA performs an inspection of your home both internally and externally to determine the type of construction, different types of insulation present, heating system in operation, glazing, draught proofing, low energy lighting etc. The Domestic Energy Assessor compiles the report which is then sent to the Home Information Pack provider who in turn sends it to you.
